Microsoft Remote Desktop Mac Laggy

I use ARD over my local network from my 2018 MacBook Air to use a headless Mac Mini which is on gigabit ethernet connection (wifi turned off) hardwired to the same router my Air is connected to wirelessly. I don't feel this has always been the case, but lately, I've noticed that there is a few seconds of lag when using the Mini in this manner. It is extremely frustrating.
I don't understand what the reason could be. The wifi connection is very solid, I'm < 10ft away from the Mini & my AmplifiHD AC router sitting on the couch with my Air, and have an 866MBit connection to the router on the 5ghz band. I would think there should really be zero lag given this is all LAN based.
Both machines running 10.15.2.
Anything I can do to help performance? Any different/better app I can use for this sort of need? Thanks!
